Questions contractors ask before buying a lead list
Answers to the most common questions about Meadley Brothers lead lists, the property data behind them, and how the files work for postcards and direct mail.
Is this the same as buying leads?
It's the leads you pick yourself. A lead service sells you a homeowner who filled out a form, and often sells the same name to several contractors. We show you every home in your area that fits your trade, by what's on the property, and you buy the list. No bidding, no per-lead price.
Are these shared leads?
No. A shared lead is one homeowner's form sold to several contractors at once. We do not sell leads that way. You choose an area and a trade, see every home that fits by the property itself, and buy that list. The homes are public records anyone could pull; the match, the filters and the file are yours.
Where do you have coverage?
Lists are available in supported areas of the lower 48 states. We do not serve California, New Jersey, Oregon or Vermont. Records and measured property signals vary by trade and area. Check your service area on the map before buying.
How is this different from a generic mailing list?
Generic mailing lists usually start with basic names and addresses. Meadley Brothers adds property details and service specific filters so contractors can find homeowners who better match the work they want to sell.
Who is Meadley Brothers for?
Contractors and property service businesses that market to homeowners: tree services, pool services, roofers, landscapers, lawn care, pest control, and similar trades. Any business that reaches homeowners can use it to build a more focused lead list.
What property details can I search with?
Searches start with property details like measured tree coverage, tree cover near the home, brush and scrub, lot size, pool records, plus the usual property facts: beds, baths, square footage, year built, and how long the owner has held it. More measured signals, including terrain slope and water proximity, are on the way. Combine filters to focus the list on properties with the characteristics you select.
How do I find the right homeowners for my trade?
Search with the property details that fit the work you sell. Meadley Brothers applies your selected trade strategy and filters, so the resulting list reflects those recorded criteria rather than a generic name and address pull.
What does that look like for a tree service or pool company?
Tree services can search by measured tree coverage on the lot, tree cover near the home itself, lot size, and service area. Pool services can search homes with a pool on record, and pool builders can search homes without one. Forestry mulching and land clearing add acreage floors suited to that work. Other trades apply the same logic with the filters relevant to what they sell.
What files do I receive, and which one should I use?
Every purchase includes an Excel mailing list and a printer mailing CSV. Use the XLSX file to review or edit your addresses, then upload the CSV directly to your printer. The mailing file uses the destination you select: the owner mailing address, Current Resident at the property, or the owner name at the property. Review it before printing; we do not guarantee postal deliverability.
How current is the property data?
Source dates vary by county and imagery layer. Recent construction, removals, and other property changes may not appear yet. We screen out known pre-construction imagery when source dates are available.
